This'll probably never happen because the land would be so valuable, but why not keep it as community space? It's quite nice going through North Adelaide to reach a break in the shopfronts that's just a nice open park area. The North Adelaide nimbys would probably say no to this, but could it become another Fringe hub similar to the Garden, Gluttony and RCC?

LeCornu's actually closed in 1985 and was knocked down in 1989, so the site has been vacant for over 30 years!

Despite being promised for release nearly a year ago, and despite council purchasing the site 3 years ago to 'end the delays', plans will now not be shown to the public until next year. Article at InDaily:
'After 30 years, a longer wait to see plans for vacant Le Cornu site'

If the site's too small to fit a swimming pool, the star studded lineup of the adelaide city council can propose a pool there too :lol:

Or maybe half a pool here, half a pool on franklin st. When you swim to the end you can leap like a salmon to the next pool.

This will be worth the wait. Excpetionally high quality proposal that I am hopefull will really raise the bar for multi-storey residential projects in Adelaide. Once everything is signed it should progress relatively quickly as well.

“At its highest point, the development, would reach 15-storeys, which is non-compliant with the development limit for North Adelaide of eight-storeys and the council’s own “guiding principle” for the project. Commercial & General executive chair Jamie McClurg said he was confident the development would be granted planning consent, as the building is set back from the street and it increases car parking and open spaces.”

I didn't read any anti-development comments but rather people questioning whether or not this will actually happen, also people questioning how the ACC expect to get a return on investment. I must say, if it weren't for Commercial and General involvement I would be more sceptical myself, seeing as the ACC will have both this and the Market Arcade development both on the go at the same time and they aren't exactly in the best financial position in recent years.
