Air rights opportunity is completely unnecessary, just redevelop the arcade and leave it as a food and services hub. If people are eager to live near the markets, there's Kodo among the other developments happening along KWS; there's also plenty of development opportunities that could still arise in and around the old bus terminal. I don't see why there's this persistent mentality that everything has to have an office or apartment component.

The current Vic Square ent to the markets is tacky and dated, but lets not replace old tacky with new. The artist impression of this entrance looks completely at odds with its two adjacent buildings. Surely just a simple iron and steel canopy with provision for some pop up stalls underneath would suffice. Try also to get some natural light into the arcade adjacent the Coles entrance, but leave the rest. The 60's look in that section is part of the charm. If they dick around with this too much it will become just another boring shopping centre. With the markets,-less is more and as for the proposed apartment above, surely there is enough under used land nearby that is struggling to get off the ground as others have mentioned.

I disagree. I don't think we can put any stock in that rendering. I don't think there's any charm inherit in the existing market arcade — it's completely tired. There's plenty of ways of re-doing the arcade that doesn't feel like a bland shopping centre. I think if they took some inspiration from the dairy hall at the Queen Victoria Markets, it'd be moving towards the right feel. Larger spaces, but continuity in how they appear from the outside.

What about replicating the existing basic feel of the current market and extending it? There could be more stalls about instead of enclosed shops, and then move the supermarket and the other "tacky" shops to the second level.

I'm starting to think that the newest boom industry in SA is the artists that are doing all these "artists impressions" :lol:

And there I guess lies the crux. The cynical in me just doesn't trust developers to do things sympathetically. Their mantra is maximum return for minimum outlay after all. Which is fine in some places but the Central Market is such a uniquely Adelaide experience. Part of that experience is the grungy chaotic atmosphere. Two of the things that people visiting Adelaide positively comment on are the Central Market, and Adelaide Oval. Rundle Mall ended up a bit sterile, and this could well end up looking like a carbon copy of City X if not handled very carefully.

Visual Communication feeds into graphic design and illustration. This kind of rendering tends to be a specialisation out of architecture. And they're absolutely necessary to sell a concept or to at least act as a catalyst of discussion amongst stakeholders.

I don't think the existing market should be extended. The arcade is different with all the mixture of shops and Coles. Sure, create a better flow between the two, but if the market is too big and has too many stalls I don't think it would thrive.

Why not extend to Vic Square using a similar grungy industrial/warehouse aesthetic that Westfield Marion has done in their fresh food precinct? Most people who have seen this would agree it that it looks really good.

That way it can continue the grungy markets vibe, but not be an absolute replica of it because that probably wouldn't work either. But populate this new extension with unique shops, not just national chains.

I'm all for vintage charm, but that arcade is in a dire need of a makeover/demolition, it is almost depressing to walk through it. Agreed that this needs to be done properly and sensitively as this is unique opportunity.

I think a farmers market /warehouse vibe would be cool.

Adelaide Central Market Arcade upgrade. Consultation on planned redevelopment before ACC 'takes back' the site.

Overdue! The Central Market is unique, an Adelaide icon and tourist mecca. The 'Arcade' site (up for redevelopment) is much larger than just the narrow alleyway - a significant site adjacent to the Market, to the point of being almost indistinguishable from it (Coles supermarket excluded).

What happens to the Arcade site can enhance the ACM experience and wider precinct, including Chinatown, Grote St etc or ... prove to be detrimental?
This is an important consultation, an opportunity to provide input to ACC plans.
The arcade, which is sandwiched between Victoria Square and the Central Market, will be returned to Adelaide City Council control in 2018 after 50 years in private hands.

Lord Mayor Martin Haese said in 2020 the council wanted to completely upgrade the arcade and was starting to consult with the community on its masterplan.

He said the council had a "statutory obligation" to consult with the community on the proposed land revocation.
"In the future we're looking at potentially doing a redevelopment of that property to improve it, to future-proof," he said.
"Opportunities for that arcade site we think could be mixed use.

"It's currently a sole usage which is retail but it could be more than that — maybe there's an opportunity for residential, there's an opportunity for cultural, maybe there's an opportunity for education."

The redevelopment is also expected to include car parking spaces and more loading areas for market traders.
Development opportunity for the state
More than 500 people have been involved in the council's "Our Market District" plans so far, which included lengthy discussions about the future of the arcade.

Last year traders expressed concerns that they would be kicked out of the arcade once the development started but Mr Haese said council had started working closely with all of the traders.

"They're very aware that we see this as a wonderful development opportunity for the city of Adelaide and indeed for South Australia and they're quite accepting of that," Mr Haese said.
"We want to make sure that whole area — that whole market district which is the Central Market Arcade, the Adelaide Central market, the Central Market plaza, China Town, Gouger Street, Grote Street — is strengthened for the next 100 years."

ACC is seeking community input (register for YourSay) on the Central Market Arcade Community Land Revocation and Redevelopment
(See previous post for map) Closes March 10.
Council is taking control of the Arcade once the current ground lease (in private ownership now) expires in September 2018.
.... The last redevelopment occurred the 1960s.
This will provide a once-in a lifetime opportunity for the redevelopment of the Arcade, expanding the diversity of market activities, increasing public car parking, and allowing for other land uses including leisure and cultural offerings. These opportunities will contribute to the future of Adelaide’s Market District as a premier world class food and wine destination.
Community land
The Central Market Arcade land (and adjoining Adelaide Central Market) is classified as community land.
Removal from (this) classification .. can only occur by a process of revocation under the Local Government Act 1999. Community Land cannot be disposed of (eg. sold or transferred) unless it has been revoked ...
