They should be selling the space above the station and having some office building and like already noted some retail, amenities possibly a food court.

I think it's just a matter of timing. Since the Bowden development is going on right now, the usual suspects would be foaming and frothing at the mouth if the Government were to put up a development in competition with the private sector.

Wait a couple of years after the Bowden/Brompton area is developed, and then put something up over the station.

Wait until Bowden further develops and gain more residents, before developing something like that. The future plan is to infact include both retail and office space.

With reference to the Adelaide office vacancy rate - it is 16% and to be fair re Adelaide and comments about it, Brisbane = 16% and Perth = 22% (all very recent AFR figures). QLD is in a very poor way at present despite the hype. The accumulated debt is over 80 Bill. dollars, more than VIC, NSW and SA combined. (all AFR info)

It has already been stated several times on this thread that the design of the station allows for buildings to be built above it. So if a developer wants to do it down the track, they can.

An August update on the Torrens Junction project from DPTI is available http://www.dpti.sa.gov.au/__data/assets ... AUGUST.pdf. Further rail closures will occur next weekend (19-20th August) affecting Adelaide - Outer Harbor/Grange and Adelaide - Mawson Lakes.

Lots of action today along War Memorial Drive with piling and heavy lifting of precast beams. There was at least 4 cranes plus piling rigs, concrete pumps etc .
Also one lane closed on the Western( Bowden) side of Park Tce , with more piling taking place.

Apparently there's been quite a bit of lobbying by RenewalSA and City of Charles Sturt regarding access - either reinstating East St or upgrading Chief St, or at the very least a pedestrian link at East St. DPTI have been very reluctant to play ball.

Currently the closure of East St has caused quite a number of traffic issues, particularly with heavy vehicles (for both the development, and also the existing industrial) as the alternatives of Chief St (not enough clearance under the rail line) and Gibson St (middle of development area, unable to turn right or access a U-turn on Port Rd) aren't suitable. Local traffic is banking up a considerable distance on Chief St, and heavy vehicles are having to go out to Torrens Rd.

Rather than addressing the problems, all DPTI have done is moan about budget and scope. As we've seen time and time again with DPTI, they seem to be very myopic about their projects — focussed only on their own needs and unable to work with other stakeholders to achieve good outcomes. It's why we see poor interfacing of train stations with their surrounding area.

In another example, the greenway along the Outer Harbour line is being continued on from Gibson St as part of the Torrens Junction project, and yet continuing it over Chief St is not on their radar, and they even want to fence it both sides as it goes past the old gasworks site, despite that being turned into a public area as part of the Bowden project (RenewalSA are pushing to eliminate the fence so that the path actually interacts with the new park).

And that's before the farcical situation earlier this week where Chief St between Hawker St and the roundabout before Torrens Rd was closed for 2 days.

It's like DPTI failed to consider the impact closing East St (which was originally supposed to be 4 weeks and then suddenly changed to a permanent closure) would have on traffic in the area, and now the chaos is ensuring, they shrug their shoulders and go 'not my problem'.

I can understand why East St, in it's current form, needs to be closed owing to the required gradient of the line in order to reach the Chief St bridge — but that should really be the start of a conversation on what can be done, rather than saying that's the end of it. Obvious alternatives would be to build a new (slightly raised) road joining up the two sides of Drayton St, or lowering Chief St under the line to achieve better clearance.

I didn't even know about the temporary Chief St closure. That would have been a nightmare.
