New signage is up on site. “Balfours square”. Similar design to west Franklin.

I don't mind the final design, I think it's far more appropriate than the first lot of apartments that went up on this block, will be a relief just to see this precinct complete.

This is going to the DAC on Thursday and expected to be approved. 53m Another average design which is consistent with this whole “precinct”. Looks like Penny place with a bit of extra glass on the western side. Very underwhelming and a disaster from a cohesive design point of view IMO. Interestingly the council requested a height limit on this particular site of 28m due to the heritage building next door which has gone out the window.

I think this is actually pretty good, tbh.
I do agree the area has suffered from not being masterplanned (LMA notwithstanding), particularly in terms of height and ground level treatments. Pretty much all the buildings are the same height which IMO makes it lack a bit of visual relief. Credit to this proposal though, as it's the first to make a decent contribution to ground level activity and landscaping (though still insufficiently on the last point).

So long as they use the same quality of materials to the neighbouring building, then it is passable. But I agree, it's completely 'eh' considering this and City Central back in the day were seen as revitalisation projects which this hasn't really done that at all. They've actually done a pretty good job matching the horizontal lines and the size/regularity of the windows in the checkerboard pattern.

If you were an Altitude apartment owner, you probably would've preferred the previous design in retrospect given this new one will now block views to the south. But community space is a much better outcome of the new one.

When you look at the new development vs old and no part of it being situated on the corner block anymore, it makes you wonder if there could be something else coming down the track? Is this definitively the final stage? I supposed now that Ben has said so on here, the "journalists" at the advertiser and apparently the indie now will report it as such.

Prefer the older design.
The second phase of this project turned out well due to good materials used. If they keep it up here, this could be a nice bit of filler.

The corner (Balfours) block was originally reserved to be open plaza behind a retained facade. The developer tried their luck with building above and failed with their last proposal. And as Norman mentioned, there's also the student building on Elizabeth St to come. It'll be interesting to see if they end up recalibrating that as residential too given the collapse of international student numbers for at least the next few years.

I can understand nobody's happy about losing their view or the letter and intent of community management plans not being honoured, but my goodness some of the hyperbole in this report: they're being 'entombed', they'll be able to 'reach out and touch it' and 'staring at a brick wall'. In fact, there'll be a 6.92 metre separation between buildings, and it's worth noting that Altitude is primarily oriented east/west.
