The TOD development proposal whathaveyou that we have seen in renders, is going to be located on the racecourse site that is being excavated/whatever at the moment.

The photos posted so far, are of the former Actil/Sheridan factory site next door. The first stage of the St Clair development.

Land is on sale btw at the racecourse, starting at 270sqm from $254,000.

I took a visit to St Clair yesterday and there's been some further progress on the eastern part of the site. The old Actil Factory site is well advanced and approaching completion. This area is predominantly detached homes.

On the south side of the new oval, the infrastructure is currently being built and a few houses are under construction at this location as well. It's not easy getting in and out of the suburb at the moment as Actil Avenue is the only access currently open.

When I was talking to the sales people at the info centre, they said the southern section of the site stretching through to Cheltenham Parade will commence in early 2013, which includes the retail precinct, the St Clair TOD at the south western corner and the new train station. The northern and western parts of the racecourse part of site will then come on line gradually in the following years. The TOD shouldn't be confused with the Woodville TOD, which is adjacent to Woodville Station and is part of the adjacent Woodville Village project.

Grandstand demolition goes ahead at Cheltenham

DEMOLITION of the historic grandstand at Cheltenham Racecourse started over the weekend, despite attempts by residents and the local council to save it.

Workers began tearing down parts of the Wyndham Hill Smith Grandstand on Saturday, September 3, less than two months after Charles Sturt Council voted to spend $30,000 investigating options to retain the 1895-built grandstand.

The money is in addition to $3000 already budgeted to investigate the grandstand’s heritage value.

The structure is being torn down to make way for the 1200-home St Clair housing development being built on the racecourse and an adjacent former factory site on Actil Rd.

New bid to save grandstand

CHARLES Sturt Council has launched a last ditch effort to save the ill-fated grandstand at Cheltenham Racecourse.

The council voted this week to add the Wyndham Hill Smith Grandstand to a new local heritage list in a bid to stop the razing of the rest of the 1895-built structure.

Demolition of the grandstand started earlier this month, to make way for the 1200-home St Clair housing development which is being built at the racecourse and an adjoining former factory site on Actil Rd.

NEW $6 MILLION POKIES CENTRE FOR ST CLAIR REDEVELOPMENT

More than half the residents of the new St Clair subdivision on Woodville Road will have to drive past the doors of a sparkling new gaming centre on their way home.

SAJC is demolishing its Lucky Horseshoe gaming rooms at the former racecourse site - well west of the various entrances to the new subdivision - and rebuilding in a position giving them far better exposure to residents.

Messenger, April 14, 2011:

CHELTENHAM MP Jay Weatherill has joined the fight against a pokies venue proposed for the 1200-home St Clair development.

“I share the concerns that the residents have about a poker machine venue being so closely associated with a new residential development,” Mr Weatherill told the Weekly Times Messenger.

“Certainly, we’ll be making submissions to all the appropriate authorities that are making judgments.”

Ha ha. Weatherill has made no such submissions. In fact, in the quote above, he really made no statement of support for the residents at all. He just 'shares the concerns...'

It sounds a bit like 'Only a vote for Weatherill will stop the Liberals from subdividing Cheltenham Racecourse' - Weatherill's campaign slogan in 2002.

Weatherill will say, in his best polite lawyer's voice, whatever he thinks you want to hear at any time. Then he will do what he likes.

We're going to have to get used to silky smooth Weatherill's verbal tricks. Analyse a few of his statements - he rarely says anything definite at all.

Before anyone thinks I'm pro-Liberal - if the Liberals were any good, they'd be in government, wouldn't they? They couldn't even get their act together to beat a despised premier and a head case of a treasurer. Why not? When the Libs weren't playing Family Feud they were pouring scarce funds into protecting the margins of sitting members high up the pecking order while Labor was fighting hard in the marginal seats on which a win for either side depended, making the 2010 election a choice between the corrupt and the stupid.

I believe that Council's Development Assessment Panel voted something like 3-2 in favour of the Lucky Horseshoe relocation. On one hand, the present Council is none too friendly to the Cheltenham redevelopment in general; on the other hand, DAPs can't express opinions about the social value of developments - they're supposed to judge only in realisation to the council's Development Plan.
