Just want to dispel any confusion about my image and the heights represented there by the two lines. These are based by the buildings already built. Maximum heights according to PANS-OPS and the OLS are lower depending where they are in the CBD. Just to put things into perspective this new building sits within the 130m and 140m AHD OLS limits. You can guess where that line falls across the CBD. All our tallest buildings penetrate that.

But why are these (red/black lines) relevant when the actual flight paths are far north from these developments (shown below)

If you stand on the corner of King William and Currie/Grenfell Streets and look straight up you will occasionally see a plane fly right over you. The flightpath can be the shortest route as long as there is plenty of vertical separation. I'm not a pilot so can't tell any more except that air safety would be the primary concern.
As for the lines in the image, they are imaginary. So don't take them too seriously. I was hoping for the 200 metre mark.
Anyhow let's wait and see, we're all itching to see the design of this proposed tower.

This has been covered multiple times, these limits cover all situations, not just ideal flight operations.

Nice work. In reality the flight procedures, which currently determine max building/crane heights for most of the CBD, are complex. It isn't really possible to interpolate/extrapolate anything definitive about future allowable heights across the city from current known building heights, without detailed knowledge of the flight procedures. Conjecture on this website won't come close to understanding the issues. People often talk about 'the flight path' - this isn't really meaningful. There are numerous flight procedures used for a range of activities, situations and aircraft type.

This is all super exciting, Adelaide has certainly punched through the "Pyramid" low rise skyline once held so tightly by the ACC.
The whole height limit piece is super complex, and I'm sure CDJ would know more about it, but items like operational line of sight (OLS) also come into play thanks to the CBD's proximity to the airport. Either which way this looks like a fundamental shift in terms of the heights that the CBD can now grow too.
This is quite the transformational time we're in with our city!

Think it's fair to say this developmemt will be the catalyst and spur demand for more predominately apartment buildings between the 130-180m height range, in the eastern end of the CBD where allowable.
I assume (CDJ correct me if I'm wrong here) this proposal will host the new airspace radar equipment atop it, replacing the Westpac radar equipment?

Pikey, although operational line of sight sounds nicer and straight to the point, OLS (for the uninitiated) is obstacle limitation surfaces. I think you knew that.
