Heard some of the big players in Adelaide are trying to get these big brands to the boulevard to detract them from rival Burnside.....

North Tce gains global appeal

NORTH Tce could become Adelaide’s answer to Paris’s iconic Champs-Elysees, with a trio of international brands looking to set up shop on the state’s cultural boulevard.

Fashion heavyweight Chanel, luggage retailer Louis Vuitton and jeweller Tiffany and Co are interested in opening on North Tce subject to finding appropriate space, according to Rundle Mall Management Authority chairman Theo Maras.

“North Tce today, the way it has been rebuilt as a cultural precinct, only lacks one thing for it to match boulevards around the world, and that is the retail,” Mr Maras told the City Messenger.

Mr Maras said the evolving mix of shops in Rundle Mall, and plans to upgrade Adelaide Oval and the Riverbank precinct were the driving forces behind the attraction of international brands to the state.

Mainstreet SA chair Julie Wrobel said the street’s aesthetics, such as its historical facades, would appeal to high-end retailers.

“It is very much a tree-lined, boulevard type main street which is appealing to the high-end shops,” Ms Wrobel said.

“The high-end brands that I have heard the rumours about, I expect they would be looking for buildings and locations that have a dominating presence. North Tce is a tourist attraction, Rundle Mall is a tourist attraction, it makes sense for them to set up there.”

Jones Lang LaSalle retail leasing manager Georgina DeAngelis said she had seen a steady increase in the number of global brands making inquiries about setting up in Adelaide during the last six years.

“Adelaide certainly has missed out for too long with the global retailers overlooking our state,” Ms DeAngelis said.

“The motivation for the brands to establish in Adelaide will be driven by the right opportunity and the right location.”

Ms DeAngelis said North Tce property owners would have to be motivated to make their heritage buildings workable for high-end tenants to foster the growth of the strip.

International brands would be looking for anywhere between 80 sq m to 1000 sq m of space, with rent determined by the quality of buildings available and demand, she said.

North Tce between King William St and Frome Rd underwent a more than $25 million facelift between 2003 and 2010, including new paving and landscaping.
