Also the subgrade and drainage layers underneath the asphalt... if it was just asphalt poured straight on ground, it would be destroyed in no time.

I went through the new(ish) Port Adelaide Plaza yesterday and two tenancies had a sign on saying 'Now in possession of the lessor', which I can't imagine is good news.
Both had ceased trading. One was the bubble tea shop near Coles (which had tradies in converting it to another brand of bubble tea outfit) and the other one was S2 Thai facing the car park.
Sad news that these appear to have ceased trading so quickly.

$4m motel proposed in Port Adelaide Dock One waterfront redevelopment
A $4 million motel is proposed as part of the ongoing waterfront redevelopment at Port Adelaide.
The 63-room four-storey building on St Vincent St would have a facade with arches similar to nearby heritage-listed warehouses.

It would be built next to the former Department of Marine and Harbours building, which is being transformed into a $30 million boutique hotel.
Both the hotel and proposed motel are part of the $168 million Dock One development by Adelaide company Starfish Developments.

The four-stage project includes 650 apartments, new open spaces and sporting facilities.
The plan also features a dockside piazza, boardwalk and pavilions and an exercise area.
Starfish is also building roads, underground infrastructure and retaining walls.
Planning approval for the motel was discussed by the State Commission Assessment Panel (SCAP) on Wednesday.

Great news but I have a few questions.....
Why are Starfish doing a motel and a hotel at the same time?
Are the 2 developments aimed at 2 different markets? The"cheaper" motel and the more"upmarket" hotel?
I presume this is the logic.
And what has happened to the Rydges proposal next to the lighthouse? This is a more harbour/waterfront proposal that would really enrich the area of Commercial Rd that seems to be turning into an "eat" street.

Another "home maker" style centre, with a moat of car parking. Yes, this is just what Adelaide needs more of...
At the very least, this should be much further east or north into the industrial areas instead of bordering the development at Dock One.

Indeed. This will also be directly adjacent the
City of Adelaide clipper and the maritime park destination its preservation society wants to establish.

Not really a fan of this location for it either, and there looks to be more area dedicated to cars than to shops. This would be good for the area, but better elsewhere.

New Port dwellers transforming old dock lands
LOCAL
An influx of new residents is reshaping Port Adelaide as two waterfront housing developments add 1300 homes, while the old Marine and Harbors building at Dock One is set to be transformed into a boutique hotel.

New owners are now living in 115 homes at Dock One on the southern side of the Port River near St Vincent Street according to Kite managing director Damon Nagel, with another 105 homes under construction.
South Australian-owned Kite also recently received approval to build a four-storey motel alongside its planned Marine and Harbors building hotel.

Port Adelaide riverfront to be site of $35m hotel development
Plans have been submitted for a new $35m hotel development on Port Adelaide’s riverfront set to comprise 90 rooms across six storeys.
The development plans for the hotel, submitted by Hans Ehmann of the of the Neville Smith Group, will have extensive floor-to-ceiling glass, balconies overlooking the hills and river and gym facilities.
Guests will also have access to premium dining in The British Hotel Port Adelaide, located adjacent to the site.
The site is for the development has been earmarked as 10 and 12 North Pde, Port Adelaide.
The hotel, to be named Quest II, follows the first Quest Hotel in Port Adelaide by Mr Ehmann in 2016.
“This hotel development will be a significant addition to the Port’s waterfront landscape and will provide a boost to the tourism sector, driving domestic and international visitor spend to the area,” Mr Ehmann said.
“The hotel will not only support increased visitation and stay demands but provide a hub to retain the economic activity locally.”
Construction of the hotel, to be undertaken by Mossop Construction and Interiors, is scheduled to begin at the end of 2023 and is set to be completed by mid 2025.
“We are delighted to be involved in this significant hotel development adding further commercial uplift enhancing Port Adelaide’s future,” managing director Neil Mossop said.
And rooms at the hotel are set to have spectacular views with half of the apartments facing the Port River and Semaphore while the other half will be orientated towards the Adelaide Hills.
“We have worked with leading architects and consultants to develop a property design that celebrates the prominent site showcasing its key focal points,” Mr Ehmann said.
Local products will be front of mind for the developers of the project, with Australian products and South Australian contractors used “wherever possible”.
The same developers also have submitted plans to authorities on a 5750 sqm retail precinct to be located at the former Smiths of Port Adelaide site at 271 Commercial Rd.
They are in negotiation with four leading retail brands for the new precinct.
“I am proud to be able to provide a new shopping experience for the Port Adelaide community that previously has not been available in the area,” Mr Ehmann said.
“The retail mix is going to be exemplary.”
