Yes I am. Bought the land and built a house. Followed all the planning laws. Was aware of all the hight restrictions when I built.

But changing the planning law to introduce the new concept of catalyst sites, which are not subject to prescriptive planning requirements has made a schmuck out of me.

It doesn't matter that I used good design principles to ensure plenty of natural light, shading for summer, passive heating for winter. It doesn't matter that I bought a piece of land where I could optimise solar panels, knowing that the existing planning laws gave me the necessary certainty to be able to go ahead and sink my money into project.

I'm not against development, but when the planning system can't provide you with a level of certainty then it makes you a schmuck.

Planning 'law' is not being changed as far as I know; if you have proof of that you might want to post it. What isn’t stable is the Development Plan under the council and can change at anytime but needs to adhere to the Development Act 1993 and Development Regulations & Schedule 2008 along with the Better Development Plan framework as set out by the Government. You have rights under these statutory documents.

Sturt Land director David Bertram said the development, built on the site of the former Mayfield Electrics factory and designed by Adelaide architectural firm Woods Bagot, would bring new life to the city.

Property Council of Australia SA executive director Nathan Paine said abolition of stamp duty for off-the-plan apartments valued less than $500,000 would spur buyers. "I believe it is a sign of things to come across the city and North Adelaide including the Le Cornu site," he said.

It is interesting to note from it, that Tagara have already been appointmed as builders.

you are assuming they don't have a stake in it.

with the building market so fine, it wouldn't suprise me if Tagara have some form of ownership or equity play (heaps of builders did this during the 2000's boom.)

Named New Mayfield in honour of the site’s industrial heritage, it will be the first to commence development under the State Government’s new planning laws.

Bordering Sturt, Gilbert, Norman and Myers Streets, the 7500 square metre master planned community will combine innovative design with a healthy mix of retail and residential apartments.

Key features of New Mayfield include:
• 3 residential buildings varying from 10 to 14 storeys in height

• 4 levels of underground car parking
• Residents-only rooftop swimming pool and recreational facilities

They're definitely moving fast on this one. Just got a call from LJ Hooker, after I left my name on the 'register your interest', and they'll have material to send out as early as next week. They seemed pretty confident about the changes to Sturt St itself as well.

I see that Sturt Land has received government approval for its $200m mixed-use development located on the former Mayfield Electrics factory site in Sturt St. This will revitalize this south King William St area.

(1) Their blurb says
"An extension of the tram line along Sturt Street is also proposed".
I cannot see that happening. Where would the tram line go to? To West Terrace? Through the middle of Whitmore Square? Is the extension of the tram line a condition of development going ahead?

---nope. It carries east west commuter traffic as well.There is also a lot of pedestrian traffic for the Central Market and the Gouger St restaurants.

The whole site has been demolished except a couple buildings. Hindmarsh look like they have the contract on this one.

That's a different site. New Mayfield is directly opposite on Sturt St.

Combat zone over high-rise city living

THE South West corner of the city has turned into a planning combat zone as residents unite to fight moves to allow high-rise and high-density developments.

More than 60 residents have signed up to the campaign against “disproportionate” over-development, as outlined in the Capital City Development Plan Amendment [DPA] proposed by Planning Minister John Rau.

The SW corner – fondly known locally as the “Beirut Quarter” owing to its mix of old worker’s cottages and welfare housing – is singled out in the DPA’s aim to raise the city’s population to 48,000.

However, the leafy, well-heeled South East corner – otherwise known as the “Paris Quarter” – hasn’t been hit as hard in the DPA, giving rise to suspicions that the government was ducking for cover in that direction.

SW group spokesperson Julie Jordan said the interests of local people had not been considered in the DPA.

“I hope to see that the government and developers will come to walk the streets to learn to love and appreciate what we have and come back with a development that will enhance the community,” Ms Jordan told Indaily.

The group is particularly opposed to the New Mayfield development on Sturt Street, whose 425 apartments, 500 car spaces and residential buildings of 10-12-14 storeys were approved late last month by the Government.

Jordan said developments like New Mayfield would destroy the character and sense of community in the SW.

“These plans have been hatched behind closed doors, with those who live here shut out of the process,” Jordan said.

“Residents support development that is human-scale, sustainable, and enhances our community, but what is planned is disproportionate and destructive.

“Cities are for people, but here the people have been forgotten.”

New Mayfield developer, David Bertram of Sturt Land, said it would be a benchmark inner-city community and a first step in the overdue regeneration of the CBD.

“By working with award winning local design specialists including architects Woods Bagot and landscape architects Oxigen, a design has been created has not only met the approval but is being regarded as an exemplar project by the Integrated Design Commissioner and State Government Architect.”

Sturt Land and the State Government will fund a $6 million public area upgrade, which will include a village square, a dual cycleway and widened footpaths. The development will also include the planting of 86 mature trees, outdoor dining and public art.

Bertram said far from being disproportionate, the design would complement the streetscape.

“Each building complements and enhances the streetscape using a palate of high quality natural materials and highlights of graduated colour tones,” he said.

“Timber and stone will be applied thoughtfully and seamlessly throughout the village square and public realm, giving the development a warm, earthy feeling.”

Bertram said residents’ concerns about traffic gridlock were unwarranted.

“A thorough traffic analysis was completed and approved as part of the development application process and the building and access points have been carefully configured to appropriately manage traffic.

“In saying that, given it is located so close to the CBD, New Mayfield has been designed to encourage use of walk-ways, cycle-ways and public transport linking the development to local attractions and business areas.”

Julie Jordan said the residents’ group would meet again this week and there would also be spin-off groups to protest against specific developments and catalyst sites within the CBD.

Public submissions and meetings on the Captial City DPA closed last month, with the results now being considered by the State Government.
