This is opposite Solea. Looks Like Pulteney could be developing its own skyline.

Excellent news! Of all the areas in that part of the city, that particular strip has been crying out for some kind of activity, whether it be low/med/high-rise.

Pultney is my main avenue through the city, so happy to see more happening here. Big height for the area too.

But tbh, what are the chances of Solea even getting up? There was also another proposal about 45m in height too across the road which never materialised.

Not to be a pessimist, but the track record of proposals on Pulteney isn't that great. I think its just developers trying to jack up land values by showing what the development potential is, regardless of whether or not the economic potential stacks up.

I think the developers of Solea are serious. They've got a professional looking website, have used magazines to try to market their apartments and also have a display suite on-site.

Whether or not that translates to sales in a bit of a dull spot in the city (though not a huge walk from Rundle Mall/the East End by any means) remains to be seen, especially considering the huge hospital being built right next door. If they don't sell, perhaps the developers could try proposing an accommodation development to service hospital visitors or something like that?

A different situation to the developer of the other building you're talking about, Tangcheng, who never built anything on any of their multiple sites in the city. Interestingly enough, this new proposal is on that site.

I will say I'm not super keen on these super thin plots of land being developed. Obviously a developer can only build on whatever site they've managed to acquire, but these really thin sites appear to be a magnet for blank walls. Alto, 262-266 Pirie Street, All-Suites Hotel and to a lesser extent Kodo and 115 KWS (even though that turned out fairly well) all spring to mind.

Nonetheless, I'll wait for the renders to drop before criticising this.

It's not a very deep block that, iirc back to Gunston Street is only about 20 metres?

I believe these Pulteney apartment proposals have got a better chance of being built once the new Calvary Hospital is up and running

The combined size of the two blocks 258-260 Pulteney Street is about 470 square metres. So yeah something like 16m x 29m.
