[PRO] 217/218 Greenhill Road | Park Court | ~10 levels

As mentioned by EBG in the Cancer Council thread, the adjacent Park Court housing trust is currently being demolished.

InDaily has an article today about the plans for roughly 130 affordable apartments (including about 50 public homes). Looks about 10 levels for main building and will be jointly funded by SA, Commonwealth and a community housing provider. SEE ARTICLE: https://indaily.com.au/news/2023/01/05/ ... ty-fringe/

I like the idea but if that's the design they are proposing, it is incredibly cheap and uninspired.

It's community and affordable housing... it's not luxury apartments. The design principle is literally to provide a roof over people's heads.

A bit sad that bungalow with the green roof was knocked down. One of the few remaining relics of the stretch of road before all those ugly low-rise office blocks went in (yes I know there's still some like the one on the corner of George Street, but I heard this stretch once resembled Robe/Fitzroy Terraces on the other side of the Parklands).

Also not a fan of the design. Gives me late 90s/early 2000s vibes like those David Jones carpark apartments or the Pier hotel in Glenelg so it probably won't age well, it seems too bulky and is pretty close to the street (Air Apartments is similar but that one is a little more set back than this appears to be).

That said, and excluding the social aspect, it's an improvement over the current eyesore housing blocks on site.

Doesn't mean that there's not an opportunity for good design. Sure, don't expect lavish fittings and fancy cladding, but there housing like this should be a chance for architects to make a significant difference.

Here's another view.

I agree that architects can have loftier aims with social housing, but (materials notwithstanding) there's nothing wrong with this in form. There are dozens of similar blocks across the city, and at least this one is a public good.

Agreed, what's more important is the interior spaces. Big difference in a well designed 70sqm and a lazily designed one (plus also design decisions aimed at reducing ongoing energy costs, which can have a big impact on low income earners).

Some thing could be happening on this site. A section of this site has been leveled with fill, however this site may just be being used as a storage area for work being done on the the rear of the Air apartments next door. The mobile crane (pictured) was lifting items on to the deck of the Air apartments carpark.

I was right - the section of this site has been leveled with fill and paved over is just being used as a temporary car park because the west car park on Greenhill Rd is full of builders sheds for work being done on the the rear of the Air apartments next door.
