20 per cent affordable housing is too low a dividend for this level of state investment. We need 30-50 per cent.

Also I'm probably alone, but they've mentioned keeping the Torrens xmas garden as is, whereas I'd rather hoped they'd reimagine the whole interface of the river with the precinct.

I agree, there should be a push for more, but otherwise a good result. I think using the same model as Bowden, RenewalSA masterplanning and then selling individual lots one by one to private developers, is definitely the way to go.

The one thing I would like to see with the river interface is an additional path under Port Rd on that side of the river — rather than requiring new residents in the area to have to walk up to Holland St bridge and back again.

I'm not completely sold on the Govt spending $61.5 million on this (just for the land), when you can guarantee it'll be at least 24 months until a single person moves into a residence on this site. Even more so when any Govt. is involved in the process.

You'd think they could build a high rise in the city of 200 apartments for that price in much faster time? We need affordable housing yesterday, not in two years.

It's not just affordable housing that's needed, it's housing in general.
But just because affordable housing was badly needed over the last few years at least, let alone right now, doesn't mean that they should rush to do something just for the sake of doing something.

I'd be surprised if some developers at least hadn't already had conceptual plans drawn up for this site or part of this site.

But can you imagine the headlines if the Government reworked the Southern river bank and the Xmas lights were impacted.

I 100% agree that the year round usage and amenity of the southern bank should be considered and is much more important than some lights for 5 weeks of the year.

Why not improve the general riverbank area there, and use it for not only the Christmas lights, but Anzac Day, Australia Day (if it survives the current bs political climate going on), even have a Halloween display?
Why not take the opportunity now that the brewery is out of the way to re-align the river to the south and create a decent walk way and park just below the roadway for people to gather at, all the way from the footbridge, under Port Road and into Bonython Park? Have a larger area for those sorts of displays, an area that is more useable and 'people friendly' during the year that stretches back into the City to Elder Park? Have that whole section of the river lit up for Christmas and so on? Could be even be used during the Fringe/Festival period as well, imagine that whole length filled with various stalls and performances and what not.
Why do things small, just go big for a change? What's the worst that's going to happen, we get a better more user friendly park and stretch of river front?

I agree that there is an opportunity being missed here to realign the river itself. The north bank has become so steep it has had to be reinforced to prevent it eroding away and causing Adam St to collapse into the river. With a small portion of the brewery land, the river could be widened to the south, and the north bank slope reduced. This would make the river much more attractive and usable. It currently resembles a drain in this section.

The river fills with flood at times, so an all-weather path in that area needs to be up almost at street level. An underpass of Port Road would need to be closed for a few days a year while it's flooded and getting cleaned.

I don't know anything about riverbank geology, but using the opportunity to make the bank less steep would seem to be a good idea to reduce stress on the other side, and make the bank more attractive for picnics etc for the new local residents the rest of the year.

There already is a pedestrian underpass of the road there.

There's soil contamination at the brewery site. I'm not entirely sure of the extent but this would have an impact on re-routing the river.

And it would be a massive amount of dirt that would need to be moved..

I imagine only comparable amount of dirt to what would be needed to build an underground carpark.

They need to consider the link between this site and the Torrens, as it is, the Christmas Lights display could easily be relocated to a section of the Torrens within the Bonython Park precinct, this might actually make the display more family friendly.
