I know office to apartment conversion often isn’t cost effective, but in a taller building like this in a pretty prime
central location, maybe turning the top 10 floors or something into whole floor apartments would be feasible.

I appreciate there’s a demand for new commercial buildings (as companies downsize/consolidate operations or simply want to better their operational layout). Perhaps I didn’t specify this clearly enough. My issue is with the current policy. For instance, the City of Melbourne and the Victorian government addressed this in the 90s (during the recession) to combat high vacancy rates and derelict commercial space, offering incentives under the ‘Postcode 3000’ initiate to increase the CBD population via means of converting commercial office space into residential. It’s wishful thinking that any of the older commercial building stock is going to find occupancy.

How is the overall vacancy rate calculated? Does it take into account, for example, all of the empty space above ground or first floor in the old retail buildings along Rundle Mall (i.e. the old Young's shoe store and Pharmacy Building)?

These buildings are absolutely ripe to have their underutilised upper floors converted to apartments as would be found in any European city. As well as increasing the overall residential population and encouraging after-hours activation to otherwise dead areas it would open up the apartment market to a whole new raft of buyers who would like to live in the CBD but don't particularly want to live in a newly-built high-rise building. There would also be the potential for some really interesting new homes to be developed - from basic single bedroom options through to multi-floor luxury apartments with rooftop gardens etc.

I thought this was one of the things Marshall had on his agenda when he came to office?

It’s a nothing article and includes a picture of penny place office development which was “completed in 2021 with 151 apartments”. It’s literally a couple of hundred meters from the advertiser office and they don’t know what’s going on.

Thank goodness for the SCAP - none of these developments would have happened if the Council still made decisions. I remember when the building on the SE corner of Light Square was reduced by the council from 10 to 8 levels, because it was too tall - spare me!

Nice to see the skyline changes and the more people that move into the CBD the better, although it is pretty dead since Omicron made an entrance.

Commonwealth Bank has signed on as a cornerstone tenant in the $400m Entrepreneur and Innovation Centre (EIC) at the Lot Fourteen start-up hub, and will base up to 150 technology specialists at the building, which is slated to open in mid-2024.

Developer Quintessential Equity said there was very strong interest from large technology companies in taking space in the 16-storey new building, which will be fully spoken for in terms of tenancies by the time it opens.

The developer’s executive chairman Shane Quinn said conversations were happening at the moment with another large corporate and, once that deal was announced, the project would be “over-subscribed’’.

Mr Quinn said the ability to co-locate with companies working in hi-tech fields such as space, cybersecurity and software design was attractive for companies looking to build their presence in Australia.

“It’s the ecosystem that’s created here at Lot Fourteen of collaborators and its inspiring location, the ability for people to come together and solve the problems of the future and create solutions,’’ Mr Quinn said.

“If you look at how it’s curated, people can have meetings connected via 5G out the front of the building.’’

Commonwealth Bank’s chief information officer for technology, Brendan Hopper, said the bank would set up a technology hub at the EIC to take advantage of the tech ecosystem developing at Lot Fourteen.

“Our hope for our Technology Hubs is that they are places where people go to collaborate, innovate, share ideas and learn from others – which is why the Entrepreneur and Innovation Centre is the ideal home for us.

“We plan to hire up to 150 technology specialists within the next five years who will utilise the Technology Hub at the EIC, including software engineers, data scientists and cybersecurity specialists.”

The EIC will also house a $20 million Innovation Hub as part of the Adelaide City Deal, with the ground floor to be used for events and collaboration, accessible to the public and offering indoor and al fresco dining opportunities.

Mr Quinn said once the EIC was developed, his company would have more than $1bn worth of property assets based in South Australia, including 100 King William Street, 431 King William Street and the Port Adelaide Distribution Centre.

The 41,000 sqm project is expected to create about 430 jobs at the peak of construction.

It's been announced that Tasmania are pitching for the 2026 Commonwealth Games. Their premier has said they'd also consider a joint bid with another Australian city, but at this stage they're putting forward Hobart and Launceston to co-host events. Considering their sporting infrastructure is largely non-existent or well below standards, they'd have their work cut out for them both financially and with time considering the four year turnaround. Apparently the Commonwealth Games Federation have already approached Melbourne to host 2026, but the Victorian government have been tight lipped about those discussions.

With all that said, why haven't our state government put Adelaide in the mix? We have all the necessary infrastructure required, albeit some of it isn't up to standard and is very spread out across metropolitan Adelaide but considering Glasgow and Gold Coast showed the Commonwealth that the games can be done fairly low budget and over a greater region than one pocket of the city, what's stopping us? Especially considering Marshall has been so hellbent on poaching the AFL GF and the round of the Ashes Test. Any sporting or public infrastructure still required or needing upgrades could easily be achieved within a four year time frame. I know the expense of these events are a polarising but the return for investment is massive, and it would be really lame on Adelaide if Tasmania hosted a games before us.

We had the opportunity to host in the late 2000s but Kevin Foley refused, and labelled the Games as a 'B-Grade event'.

Because our state government actively shitcanned our 2026 bid via a report to order from Deloitte when we were the only contender and set to win the hosting job just by putting our hand up, they don't want it because they don't want to spend any money at all on public infrastructure that isn't roads and intersections. Them killing it off is the only reason it's bouncing around Melbourne and Hobart now, don't you remember?
