I prefer this design to the holiday inn. We are lucky to be getting so much private investment considering the economy.

Looks like a pretty nondescript render to me (at least I hope so). It's pretty ugly though if it's the actual thing. Agree that the old one looks like some horror child between the Hilton and that horrible Toys R US/Kmart thing in the mall.
As good as investment is, this should be of a very high design as it's a gateway building to the North East of the city. Neither design shows that obviously.

This building will be mostly covered when the HQ site is redeveloped so the West Terrace façade is the most important but looks like a lot of blank concrete.

Modular construction appears to be why this one is expected to be constructed in such a short space of time. Probably explains the basic design too.

Adelaide's status as Australia's newest hotel hotspot has been enhanced with a third major hotel project announced in the space of a week, taking total hotel investment beyond $200 million.
The $50 million Lester Hotel to be developed by the Lester Group of Companies and to be operated by hoteliers Jan and Peter Clark's Lancemore Group under a franchise agreement with Choice Hotels will be completed in September 2016, well ahead of Accor and InterContinental hotel offerings.
In a big boost for Australia's off-site and prefabrication sector, the 240 room hotel over 14 levels will be manufactured in China and shipped over to Adelaide in modules to be assembled on the corner of North and West Terrace, taking about a year to build.
Accor's $140 million five-star Sofitel hotel on Currie Street will open in 2018 and the InterContinental Hotel Group's Holiday Inn Express on Hindley Street, being developed by Dubai-based Pro-invest Group, will open in the second quarter of 2017.
"We'll start construction of the hotel in the next couple of months and it will be completed in 2016 in line with the opening of the new Royal Adelaide Hospital," Choice Hotels Australasia CEO Trent Fraser told the Australian Financial Review.
"Its our first modular-built hotel which will be manufactured in China and shipped out to Australia in hotel room format," Mr Fraser said.
The hotel is part of a $150 million mixed-use development including two office towers and 5000 square metres of retail space being undertaken by Melbourne-based developer and car park operator Damian Lester's Lester Group of Companies. The site, acquired in 2001, is opposite the new $2 billion Royal Adelaide Hospital and medical precinct in the north-west corner of the Adelaide CBD.
The Lester Hotel will operate as a member of Choice's top of the range Ascend brand, its ninth boutique offering and first in South Australia. It will include conference facilities, a gym, upmarket restaurant and bar.
Operators, the Lancemore Group currently have six boutique hotels in Victoria, Queensland and NSW in their portfolio including the Mansion Hotel & Spa at Werribee Park, Lindenderry at Red Hill on the Mornington Peninsula and the Larmont Sydney in Potts Point, formerly the Diamont Hotel.
"We have been working on this project for a long time," Mr Fraser said. "We see significant upside in Adelaide especially at the higher end of the market, where we don't have anything in that segment.
"We like the calendar of events and activities that Adelaide has and think its a really good opportunity for growth." he said.

Building height is 54m from reading the elevations. I don't think its that bad, no blank walls either which is a bonus. The facade could look ok if executed well.
It's just a shame that the base of the building has hardly any permeability or coverage.

DAC RESOLVE to DEFER the application to enable the applicant to consider the
following issues:
1. The adequacy of the right of way to accommodate the proposed
waste management vehicle movements.
2. Provision of additional details of the building facades.
3. Provision of canopy at street level to the western facade.

A PLANNED new $32-million city hotel will be pieced together like Lego — with the entire 16 stories to be put together in less than two weeks.

Developers say they will build “a level a day” using new modular technology, in which large segments are premade overseas.
Design company Intro director Nigel Howden said the use of the modular construction was a “game changer”.
Mr Howden said the 4.5-star Lester hotel, planned for near the new Royal Adelaide Hospital, would be largely made in China, shipped to Adelaide and then put together on site.
“It’s certainly a new way of building in Adelaide … there’s been a couple of schemes on the east coast using this building technology, but nothing like this hotel,” he said.
“We can build a hotel within 12 to 13 days — a level a day. Building in the city centre is hard but if you can do it in two weeks it’s a game changer.
“There will be on-site building to build the lower levels out of concrete and then the other levels will be made in China, shipped to Adelaide and built on site.
“This is a real test bed for this kind of construction. This building will be one of the tallest in Australia using modular construction technology.”
Plans are with the Development Assessment Commission but are expected to be approved within weeks.
The site of the proposed hotel on West Tce is almost across from the new Royal Adelaide Hospital on North Tce.
The hotel at 13 West Tce, owned by Adelaide’s “carpark king” Damian Lester, will have 244 rooms with three larger suites, a ground floor cafe, bar and restaurant space and mezzanine level with conference rooms and gym.
Mr Howden said the hotel would cater for the new hospital and the rise in occupancy during Adelaide’s festival season.
“We’ve taken in to account what demographic would use this hotel because of its proximity to the new hospital,” he said.
“There’s also a shortfall during festival time and operators are aware of that.”
State Government figures show Adelaide’s occupancy rates in hotels from January to March, 2015, rose to 79.7 per cent from 79.5 per cent in 2014 and 76 per cent in 2013.
Tourism Minister Leon Bignell said the new hotel would be a further boost to the state’s $5.2 billion tourism industry.
“Three new hotels have opened and at least four more have been announced to be built in the next two to three years,” Mr Bignell said.
“This sort of investment doesn’t happen by accident.
“We have certainly attracted (visitor’s) attention with Lonely Planet, The New York Times and London’s Sunday Times all rating Adelaide as one of the best places in the world to visit.”
Adelaide City Council Lord Mayor Martin Haese said the hotel was a “vote of confidence” in the city and the medical precinct.
Adelaide-based Genesin Studio will do the interior design of the hotel.
Construction is expected to start within the next six months and developers hope it will be open by March 2016.

That design is pure junk. It looks like a cross between a 1960's office building and a multistory car park, which makes it hardly befitting the location.
