NEW apartments for international students will be built in Flinders St to meet continuing high demand for student housing in the city, which generally has a rental shortage.

The six-storey building with 31 apartments on the corner of Flinders and Tucker streets was given development consent by Adelaide City Council on June 4.
Real Estate Institute of SA president Mark Sanderson said there had been a large increase in the number of international students living in Adelaide in 2007.
``In the early part of the year, January to March, there was a huge influx of students,'' he said.
``That is a huge increase on the previous year which places huge pressure on rental accommodation.'' Australian Property Monitors figures show median weekly rent for units rose by 15 per cent or from $200 to $230 between March 2006 and March 2007.
``The normal vacancy rate is around 2 per cent but Adelaide has been running at one or under for the past 18 months,'' Mr Sanderson said.
He said affordable rental housing and apartments were in limited supply.
``Those (Flinders St) apartments would be very sought after, especially in an Adelaide location. That's a growing market for Adelaide universities, so it is a great market to look towards.''
The new apartments should be built by next year.

I like the Light Square building up for refurbs. A lot of Adelaide's more quality development comes from the smaller scale projects.

A few days ago, the following was lodged with the ACC:

It is for a 5 level building at 179-199 Gouger Street. The building is expected to cost $23.2 million. The building will essentially be mixed use, containing retail at ground floor, and student and general resdiential accomodation in the above floors. The project has been designated Category 2.

Demolish existing and construct 6 level mixed use building with ground level shop tenancy, 2 levels of offices, 3 apartments and ancillary car parking.

Good to see some extra activity in this location. The design is better than some nearby (ie the existing building behind as seen in the render) but is still pretty ordinary. Why would you trust a building of this size and complexity to a draftsman?

THE top-end city residential market is continuing to boom, with another luxury townhouse development announced for the CBD.

Echelon, to be developed by property group Kinsmen, will see 13 new homes - priced from $825,000 to $1 million-plus - constructed on Halifax St.

Sales data reveals a buoyant top-end market in Adelaide, with 15 apartments in the CBD having sold for more than $1 million over the past 12 months.

The figure is significantly up on the previous year, when only five million dollar-plus sales were recorded.

The Halifax St project is being developed with green initiatives, aiming to achieve an energy rating of at least 5.3 stars. Kinsmen general manager Jeremy Blanks said the first stage of construction was due to be completed in June, 2008.

The level of activity is being driven mainly by the baby boomer market, according to real estate identity Anthony Toop."The reality is with the baby boomers coming through, more and more people are selling up their bigger properties and moving into cosmopolitan living in lifestyle properties," he said.

He said there also was a lot of international money in the sector, with investors securing large penthouse-type properties for Asian associates.

"There is a fair bit of underlying activity with the Chinese and Asian markets at the moment, which makes it a really exciting time," he said.
