Six-story hotel, apartments part of $35 million project for Kent Town
A SIX-STOREY hotel, high-rise apartments and a boutique supermarket are at the centre of a $35 million plan to reshape the heart of Kent Town.
Developer Hummingbird Property Group has lodged plans with the Development Assessment Commission (DAC) to redevelop 99-107 Rundle St with a mix of housing, dining and office spaces.
The developer says the project will further “galvanise” a multi-million-dollar, high-density housing boom that is transforming the former industrial suburb.
The project includes a 40-bed hotel behind the heritage-listed former Tin Cat Cafe building, which Hummingbird bought last year for $1.3 million and plans to retain.
A seven-storey, 43-apartment building – including one-, two- and three-bedroom units – is planned for next door, while 11 townhouses would complete the redevelopment of the 2800sq m block.

Not much to go on yet as far as looks, but I'm happy enough with the proposed amenity. A new supermarket is needed in the area and the short-stay accomodation will be solidly booked through the festival season. Welcome to the neighbourhood!
