PLANS for a $20 million green office block on the corner of Gouger St and West Tce have been lodged with the City Council.


The eight-storey building would have a glass facade for Parklands' views and a series of ``artistically random'' shades to keep the building cool and to maximise natural light.

``Nothing like this has been done in Adelaide before,'' architect Paul Pruszinski said. Underneath would be a First Choice bottleshop alongside other retail, replacing the existing Liquorland outlet. Upper floors would be a mix of office space and parking.

``West Tce hasn't seen a lot of development in the last few years,'' Mr Pruszinski said. ``Hopefully (this) will bring West Tce up to a new level.''

Lord Mayor Michael Harbison, intent on selling the city during an election, described the the area as the ``undiscovered terrace''.

``West Tce is a great opportunity it has fantastic Parklands' views,'' he said.

Anyone know if there is a render in the actual paper. Sounds interesting.

Although what Michal Harbison says sounds optimistic I don't like the chances of a building this size being approved on West Terrace.

I doubt that it is taller than the Australia Post building.

It may well not be, but i'd imagine that was constructed before height restrictions were as enforced and restrictive as they are these days, but that could well be a case for them should this stumble at the approval stage.

From memory, I think that height restrictions along West Terrace are 28m. This building appears to be a few metres above that, so I don't think that there will be any problems.

I think it looks taller than it is because of how they have designed the shades, it almost gives the appearance of double the amount of floors then there actually are.

The new apartment building at 135 South Terrace is a Genworth (Chris Diamantis) development. It follows another set of exclusive apartments on East Terrace and the new Channel 10 building on the Hutt and Wakefield Street corner.
