What I would love to see happen here:
- the rail crossing is grade separated
- any shopping centre carparks are incorporated into the building (ie. with a level of the shops built over the car parks or better still, the car park underneath the shopping centre underground)
- the shopping centre built much closer or even on top of the train station so the station can be incorporated into the design with lifts etc connecting the two. For some reason Adelaide always turns its back on suburban railway stations and we never use the "air space" above them for development. Noarlunga Centre and Bowden are prime examples of this
I know - keep dreaming but would be good to see Adelaide take development around and on top of train stations seriously.

Building on top of train stations is very expensive, the costs world outweigh the benefits. It also reduces what work can be done on the train line. It's much easier to build up around train stations.
The existing shopping centre won't be demolished, it's only 10 years old! There's still plenty of depreciation left. I assume the owner wants to build up above the existing centre or expand it... Or both.
