The current proposal has a floor-space total of 32,000sqm.
I think they'll just buy out the proposal (cheaper and easier to do it that way) and just proceed ahead once a tenant is found.

They also commissioned Harry Seidler to design the Grollo Tower, which would have been a 500+m tower in Docklands. A good example of a skyscraper would be Riparian Plaza with 55,000sqm. Im not sure if this is for each floor or the whole floor area in total though but if its for the whole floor area in total and the average floor height was 3.5m, I'd say the mayor is pushing for another 100m+ building to come about

The two Auora on Pirie buildings would have been 32,000sqm or thereabouts. The one that has been built was 12,000sqm from memory.

On Thursday the DAC is expected to refuse the application for a 10 level carpark.

CONCLUSION
11.1 The proposal is not listed as a desirable use within the CBA Zone or Policy Area 15. Multi-level car parks are acceptable within the Zone, when located outside the Core Pedestrian Area. However, on balance, I consider that the proposal does not have sufficient merit for approval. It will have a significant increase on existing and projected traffic movements and impact on the traffic flows and pedestrian amenity in the area. I am also not satisfied that there is a sufficient demand for a new car park in this area and given future public transport upgrades that this should remain so in the future.
12. RECOMMENDATION
13.1 I recommend that the Development Assessment Commission:
1)
RESOLVE that the proposed development is NOT seriously at variance with the policies in the Development Plan.
2)
RESOLVE to REFUSE Development Plan Consent for the construction of a multi-level car park by Ambitio P/L and Pinako P/L, c/- Masterplan at 42-56 Franklin Street, Adelaide, for the following reasons:
The proposal is not consistent with the following policies in the Adelaide (City) Development Plan and on merit does not warrant planning approval.
Eastern and Western Core Policy Area 15
Objectives: 1
PDCs: 1, 5, 13
Central Business Area Zone
Objectives: 1, 5, 65
PDCs: 1, 2, 20, 25 (b)(c)(d), 226(a), 227, 228
Council Wide

The proliferation of carparks (constructed, under development and proposed) in the general vicinity adds to the traffic congestion in this part of the city. Look at Flinders St., Wakefield St and nearby streets as well as Franklin Street and surrounds.
I hope this gets rejected.
