The current proposal has a floor-space total of 32,000sqm.

I think they'll just buy out the proposal (cheaper and easier to do it that way) and just proceed ahead once a tenant is found.

Grocon's the one who developed Eureka Tower, are they not?

Grocon was part of a joint venture with the architects (Nonda Katsalidis) and another investor in developing the building, as well as the contractor responsible for its construction.

They also commissioned Harry Seidler to design the Grollo Tower, which would have been a 500+m tower in Docklands. Nothing came of that, although briefly the second set of plans (different architects) were picked up as the initial concept for the Burj Khalifa.

Heres my little bit of amateur calculations

A good example of a skyscraper would be Riparian Plaza with 55,000sqm. Im not sure if this is for each floor or the whole floor area in total though but if its for the whole floor area in total and the average floor height was 3.5m, I'd say the mayor is pushing for another 100m+ building to come about :D

Someone correct me if i'm wrong

The two Auora on Pirie buildings would have been 32,000sqm or thereabouts. The one that has been built was 12,000sqm from memory.

ok, which for comparison's sake would make it somewhat larger than the 25,000sqm building already planned
I understand 400 KWS St is 20 000 at 11 floors but VERY long - would probably give a 20 floor bldg here. 30 000 - 45 000 brings in a BIG bldg.

On Thursday the DAC is expected to refuse the application for a 10 level carpark.

the full doc is here:

http://www.dac.sa.gov.au/index.cfm?obje ... 0F2030D46A
CONCLUSION
11.1 The proposal is not listed as a desirable use within the CBA Zone or Policy Area 15. Multi-level car parks are acceptable within the Zone, when located outside the Core Pedestrian Area. However, on balance, I consider that the proposal does not have sufficient merit for approval. It will have a significant increase on existing and projected traffic movements and impact on the traffic flows and pedestrian amenity in the area. I am also not satisfied that there is a sufficient demand for a new car park in this area and given future public transport upgrades that this should remain so in the future.

12. RECOMMENDATION
13.1 I recommend that the Development Assessment Commission:
1)
RESOLVE that the proposed development is NOT seriously at variance with the policies in the Development Plan.
2)
RESOLVE to REFUSE Development Plan Consent for the construction of a multi-level car park by Ambitio P/L and Pinako P/L, c/- Masterplan at 42-56 Franklin Street, Adelaide, for the following reasons:
The proposal is not consistent with the following policies in the Adelaide (City) Development Plan and on merit does not warrant planning approval.
Eastern and Western Core Policy Area 15
Objectives: 1
PDCs: 1, 5, 13
Central Business Area Zone
Objectives: 1, 5, 65
PDCs: 1, 2, 20, 25 (b)(c)(d), 226(a), 227, 228
Council Wide
Objectives: 3, 55, 64, 68, 69, 70, 72, 75, 76
PDCs: 1, 196, 224, 225, 258, 259 (c)(d)(e), 260 (a)(b)(e)(f)(g), 261

Just to be clear, Ben, is that just a "recommendation" is that the actual ruling? Having a read though it, it's quite a damning document. Well done to those involved!

We don't need another carpark! This is a prime site.
The proliferation of carparks (constructed, under development and proposed) in the general vicinity adds to the traffic congestion in this part of the city. Look at Flinders St., Wakefield St and nearby streets as well as Franklin Street and surrounds.

I hope this gets rejected.

if the DAC approves the car park we should send them a formal letter of protest!
